Account for all funds, disclose all known facts which materially affect the value of the property which may not be observable to the buyer, present all offers and counter offers in a timely manner unless a party has previously directed the licensee otherwise in writing and have limited confidentiality, unless waived in writing by a party. Lastly we may perform any duties that are entered into by a written separate agreement.
